The City of Burlington has recently approved an Area Specific Plan (ASP)
for this area. An ASP is a planning process that helps guide growth in specific areas of the city. It addresses land use, infrastructure, transportation, and environmental considerations to ensure development aligns with the city’s goals. This process involves technical studies, community consultation, and the creation of draft policies and by-laws to ensure compatibility with existing regulations and urban design
objectives.
Following the completion of the Area Specific Plan (ASP), Alinea anticipates submitting a Zoning By-law Amendment (ZBA) and Draft Plan of Subdivision (DPS) application to the City of Burlington. This application will represent Phase 1 of the larger Bronte Creek Meadows plan and will apply specifically to the northwest portion of the site.
We recognize that traffic is an important consideration throughout Burlington, especially along the Appleby Line corridor. A comprehensive Transportation Impact Study (TIS) will be conducted to evaluate and address traffic flow, transit access, and overall transportation infrastructure for the new development.
As part of the proposal, new public roads will be created within the community to enhance traffic flow and connectivity. This study will also assess current traffic patterns, future demands, and the impact on both vehicular and pedestrian movement.
The new community has been designed to respect the existing
neighbourhoods and communities in the area.
Attainable housing refers to homes that are designed to be accessible to a broader range of residents, offering options that meet varying financial needs. These homes aim to provide a balance between affordability and quality, ensuring that more people can live and thrive in the community. The specific details of the attainable housing options in this development will be confirmed as the project moves forward.
We are still in the early stages of planning, and no decisions have been made regarding specific retail options, including a grocery store. As the project progresses, we will explore potential amenities that meet the needs of the community. We are interested in hearing from community members regarding what type of retail amenities would be of interest.
A key objective of the development is to ensure seamless connectivity to
Bronte Creek Provincial Park, enhancing access for the community.
Parks within the development will be dedicated back to the City of Burlington for public use. These areas will offer open spaces for recreation and leisure, meeting the community’s need for accessible green spaces. The design and management of these parks will align with the City’s guidelines to ensure they are well-integrated into the community.
Within Bronte Creek Meadows, there is a large City-owned woodlot east of Sheldon Creek, the Sheldon Creek woodlot itself, and a woodlot on the north side of Mainway. All three woodlots will be protected. Environmental studies will be conducted to ensure the preservation of these areas for the long term.
Environmental impact assessments will be completed, based on detailed surveys across various conditions. This work will identify the significant natural heritage features, which will be preserved and enhanced with this project. An important part of this proposal is the protection of natural features, and appropriate protections will be implemented as part of the development plan. These measures will ensure that the natural environment is preserved and enhanced wherever possible.
The proposal will take into account the evolving needs of the community, including the integration of schools, healthcare, and other essential services, to ensure adequate support for a growing population. Having a range of services within walking distance promotes community identity and quality of life, while also contributing to reducing car-dependency within the immediate neighbourhood.
We are in discussions with the local school board to understand their needs and determine how the development can best support future educational facilities within the community. Further updates will be provided as these conversations progress.
Development charges paid by Alinea and contributions from new residents are intended to fund infrastructure and services associated with the project, helping to reduce the financial impact on existing taxpayers. While new developments are designed to be self-sustaining in Burlington, tax implications are influenced by a range of factors, and these will be evaluated as part of the planning process.
Community input is an important part of the planning process. There will
be opportunities for public consultation, including a city-led statutory public meeting on their Area Specific Plan. We encourage residents to stay informed and get involved as the project progresses to ensure it reflects the needs and interests of the community.
