The City of Burlington undertook a public Area Specific Planning review in 2024 resulting in an approved Area Specific Plan that will serve as a guide for all future development within the Bronte Creek Meadows project.. An Area Specific Plan (ASP) is a planning process that helps guide growth in specific areas of the city. It addresses land use, infrastructure, transportation, and environmental considerations to ensure development aligns with the city’s goals. It involves technical studies, community consultation, and the creation of draft policies and by-laws to ensure compatibility with existing regulations and urban design objectives.
Following the completion of the Area Specific Plan (ASP), Alinea anticipates submitting a Zoning By-law Amendment (ZBA) and Draft Plan of Subdivision (DPS) application to the City of Burlington. This application will represent Phase 1 of the larger Bronte Creek Meadows plan and will apply specifically to the northwest portion of the site.
The ZBA will propose adjustments to the existing zoning regulations to accommodate the new development. While the DPS will outline the detailed design and land division for the project, including roads, lots, and green spaces.
These submissions have formally started the planning process, including community consultations, detailed reviews, and approvals. This phased approach ensures alignment with municipal guidelines and community expectations.
