WHAT WE HAVE DONE SO FAR

In 2024, the City of Burlington completed an Area Specific Planning review, resulting in an approved plan that will guide all future development within Bronte Creek Meadows.

This public process included technical studies, community engagement and consultation, and the development of planning policies to ensure alignment with existing regulations and urban design objectives.

WHERE WE ARE IN THE PROCESS

With the Area Specific Plan approved by Council, and following the Pre-Application Public Open House in October 2025, formal planning applications for Phase 1 of this development were filed in February 2026. and are currently under review by the city of Burlington and other applicable approval agencies.

Alinea has submitted Official Plan Amendment, Zoning By-law Amendment and Draft Plan of Subdivision applications for Phase 1 of Bronte Creek Meadows, consisting of the Meadows Neighbourhood District and Mainway Institutional District.

The Official Plan Amendment and Zoning By-law Amendment will propose adjustments to the existing policy regulations to accommodate the new development.

The Draft Plan of Subdivision application will outline the detailed design and land division for the project, including roads, lots, and green spaces. These planning applications are now undergoing detailed review and are subject to Council approval.

The Concept

    Planning Process

The City of Burlington undertook a public review in 2024 resulting in an approved Area Specific Plan.

An Area Specific Plan (ASP) is a planning process that helps guide growth in specific areas of the city. It addresses land use, infrastructure, transportation, and environmental considerations to ensure development aligns with the city’s goals. It involves technical studies, community engagement, consultation, and the creation of draft policies and by-laws to ensure compatibility with existing regulations and urban design objectives.

Following the completion of the Area Specific Plan (ASP), Alinea submitted an Official Plan Amendment (OPA), Zoning By-law Amendment (ZBA) and Draft Plan of Subdivision (DPS) application to the City of Burlington. This application will represent Phase 1 of the larger Bronte Creek Meadows plan.

The OPA and ZBA propose updates to the existing planning regulations to accommodate the new development. While the DPS will outline the detailed design and land division for the project, including roads, lots, and green spaces.

These submissions have formally started the planning process, including community consultations, detailed reviews, and approvals. This phased approach ensures alignment with municipal guidelines and community expectations.
